I have a house of 218sqm in the municipality of Portogruaro (Venice) that I want to modify to make 3 apartments.
1 apartment will be for my personal use, the other two will be rented to individual workers who will stay for a maximum of 1 or 2 years.
The apartments must be under a single street number so in case of partition walls they must be removable.
This structure is divided into:
- Ground and semi-terraced floor
- Mezzanine floor
- Under the roof
Evaluate the speech of the accesses very well.
1) The ground and semi-terraced floor will be my apartment.
My apartment must have a double bedroom, a kitchen, a bathroom, a living room and also an area where I can train (practical kick boxing).
A punching bag and a wall bag will be installed in my fitness area.
To date, in the garage I have removed the overhead door and inserted a new window frame so this area is the brightest in the semi-terraced ground floor area. The walls of the small closet adjacent to the cellar (142 and 268) have been removed so today the cellar, large closet and small closet are one large room.
Predict where the entrance door to this apartment will be.
Bathroom and laundry area there are water drains.
2) I want the mezzanine and the attic to be calculated together. These two areas added together must develop two apartments with separate entrances. As for the accesses, I would prefer not to have to build an external staircase to access one of the two apartments but to take advantage of the internal stairs that can perhaps be shared between the ground / semi-terraced floor and one of the two apartments on the mezzanine floor and attic.
Each apartment in this area must give rise to a double bedroom, bathroom, kitchen, living room.
The kitchen can also include mini-kitchens such as those used in aparthotels
On the mezzanine floor in the kitchen area in the upper left corner there are also connections for a bathroom / shower as well as for the kitchen itself.
In the attic today there is a bedroom and where the technical compartment is written there is a small bathroom to be restored.
I am a lover of a style that must be the fusion of minimal and modern (futurist).
